Clear, concise communication from your title company is important. Centennial Title makes the closing process easy to navigate and understand. As an independent agency, Centennial Title offers a variety of title insurance and settlement services. Over the years, we have created and maintained relationships with lenders and mortgage companies. From the title search and examination phase  right through to closing settlement, we have the experience and knowledge to make this a smooth process.

When you purchase a home, you are really purchasing the title to the property – which is the right to occupy and use the space. That title may be contested based upon past rights and claims asserted by others. These types of claims can infringe upon your purchase of the property or cause you to lose money. It’s our job to make sure that your title is clean and your property is insured against any future claims.

As the buyer, you will be offered to purchase an owner’s policy of title insurance. The title insurance company will defend you against any lawsuit attacking your title as insured, and will either clear up title problems, or pay the insured’s losses. For a one-time premium generally paid at closing, an owner’s title insurance policy remains in effect as long as you, or your heirs, retain an interest in the property.

As your title company, we will maintain an escrow account for you. During closing, we will explain all the documents related to the settlement before you sign anything. Rest assured that prior to closing, we have exhausted every method to ensure the title to your new home is clean.

In today’s real estate market, many sellers are forgoing using a real estate agent and marketing their home on their own. What you may not realize is you still need a title company or attorney to handle the escrow process. Centennial Title works with homeowners selling their homes by managing the closing procedure.

Closing, which is also known as settlement or escrow, is the event where the title to a property is transferred from seller to buyer. Closing is held in our office and involves the completion of all the necessary paperwork to finalize the agreement between you and your buyer. Additionally, all financial issues are settled at closing and once the title is successfully transferred, the documents are prepared, signed, and filed with local authorities.

Just like with residential, title insurance is crucial to a successful commercial real estate transaction. Our team at Centennial Title understands commercial customer’s needs and works efficiently to meet them. With close attention to detail, we navigate the due diligence phase all the way through the closing process so our clients can close with confidence.

As you sell your property, you want to make sure that the transaction progresses without any hiccups. Centennial Title meticulously manages the escrow process so you can close on the property knowing that all the i’s have been dotted and t’s crossed. At settlement, once the buyer has signed all documents and paid all agreed-upon fees, we will file the completed paperwork with local authorities and your lender, if applicable.
